Marketing - Advertise your property through a number of channels including newspaper, internet, rental listings, signs and banners.
Showings- Set up appointments and meet perspective tenants Monday through Friday 9-5pm, and occasionally weekends.
Leasing- Immediate notification when a tenant plans to vacate the property, thorough tenant screening including credit, employment, and criminal background, before and after pictures for each move in, set up and sign leases.
Rent Collection- Collect the rent and put it in a non-interest bearing trust account. If the rent is not collected we will serve a 3 day notice, file an unlawful detainer, and meet the sheriff out for evictions.
Statements- Send cash flow and detailed property statements out on the 15thof every month unless the 15th falls on a weekend which would then be the next work day. Other statements are available by request. We can either deposit or mail your check with the statements.
Maintenance- Handle all maintenance requests, a complete list of vendors for quality service, owner approval on all repairs, 24/7 emergency maintenance line.
Inspection of Properties- Drive by inspections with a written report will be done on a monthly basis, a digital photographic record will be taken at the time management is taken over.
